New Construction in Estero, Florida

Since the market bottomed out in 2009, the SWFL real estate market has gained strength and recently the prices have firmed up quite a bit. Builders are starting to build homes and new developments are being announced.  We have several new construction communities in Estero that are worth your attention.  The most notable being The Preserve at Corkscrew.

The Preserve at Corkscrew is being developed by Lennar and Pulte, two of the nations largest builders.  Since their doors opened earlier this year, sales are through the roof. One of the unique offerings by Lennar is their Next Gen homes.  Marketed as a home within a home, these new concept homes offer a mother-in-law suite on the ground floor.  Complete with their own bathroom and mini-kitchen.  This is the perfect solution for people that are either choosing to live together to decrease their living expenses or for those that are taking in their aging parents.  These Next Gen homes offer all the privacy, but the convenience of living under the same roof.  Homes in The Preserve at Corkscrew start from the low-$200k’s to high $400k’s.

Midtown Estero Village is another community that will begin construction in 2013.  Located on the east side of Three Oaks Parkway and south of Corkscrew Rd.  Currently the ground is being prepared and leveled in anticipation.  The property is currently zoned for 201 townhomes, but the Sarasota-based owners are proposing to change the plan to 102 single family homes. By lowering the density of the development the developer will also reduce the traffic on Three Oaks Parkway.

Midtowne Estero East is located across the street from Midtowne Estero Village.  The plans for this new community include plans to build 110 attached twin villas and single-family homes that will lie along the Estero River. The base price for the homes will start around $200,000 and amenities include a pool, recreation center, and environmental preservation.  There will also be mixed commercial property at the corner of Three Oaks and Corkscrew. However, no “big Box” store will be allowed.
There are so many opportunities to build a brand new home all over Southwest Florida.  I will elaborate more on the other new construction communities in other sections of SWFL at a later date.  For now, I wish you a very happy holiday and a successful New Year.

Update:  When this blog post was originally written, Midtown Estero East and Midtown Estero Village had not started construction yet.  Fast Forward 18 months and Midtown Estero East has been renamed Villas Palmeras.  Midtown Estero Village will become Estero Place.  Both of which are being built and developed by Neal Communities.  Estero Place is due to begin construction by the end of Summer 2014.
